THE SECRET SAUCE OF MARKETING
Today, I'm going to share with you my number one tip that I like to use in my own marketing and that I would love to see you implement in your own business as a real estate agent.
And that is remarketing:
So think of what I call the Amazon effect. You go look at a pair of sandals on Amazon, and before you know it, a few minutes later, you're in Facebook, and boom, you're scrolling, there's that same pair of sandals. That is remarketing at the highest level. That's even dynamic retargeting, meaning that they're showing you exactly what you looked at, it's been adjusted to what you're searching for.
But retargeting is something you can use as a real estate agent, and that you should be using to make sure that when someone comes to your real estate website and then leaves, that you get back in front of them. Ultimately, it costs a lot of money and you're spending a lot of money to get those leads to your site, the last thing you want to do is just let them go without getting back in front of them time and time again.
This is the secret that every major company is doing, outside of real estate, inside of real estate, it does not matter. Every large company does retargeting and they spend quite the money doing it. And the reason why is because these people already had that search intent. Maybe they came from Google, maybe they came from Zillow or realtor.com, whatever, but now they've landed on your site, they've shown their hand and said, "Hey, I'm interested." Get back in front of them with some kind of content that's going to bring them value.
So, how do you implement this? I've got three ways to do so:
First of all, you need to install the Facebook pixel onto your website. It's very simple. Go create an ads account and then go ahead and download your pixel and embed it on your site. If you don't know to do that, send it to your webmaster, they can do it for you. From there, you're going to create a custom audience, retargeting people that have been on your website within the last six months. You can then use that audience to create ads. And what I want you to do, I know that video, is everything we're talking about these days, I want you to create just one video a month and I want you to boost it to that audience. You're going to get top of mind with them, all the time, with a soft touch, without having to reach out to them and call them, or when you do call them, they're already going to know who you are because you're showing up in their news-feed and you're following them around the Internet.
