The Marketing of The Novak Team
1. Staging guidance, we have two certified stagers on our team and they will help you create a unique plan for you to get your homer decluttered and staged, room by room and with a checklist
2. Dump trailer access, our team has a dump trailer that we allow our clients to use. Most of our clients have a lot of things to dispose of as they declutter their home, and we try to make this as easy as possible. This cost is included
3. Cleaning, we include a professional clean with all of our listings. How your home shows matters, and the last thing most of clients want to do after decluttering their home is clean it. Let us take care of this for you and take the weight off your shoulders. This cost is also included
4. Professional photography, we only use real estate specific photographers that have been heavily vetted out and that have a proven track record with our team. Often we will do drone images and video as well
5. Video tour, we will take the photos and turn them into short video tours to use on social media to engage more qualified buyers for your home.
6. Website syndication, we will push your listing out to more than 800 websites to get international exposure to your home. Unlike Redfin, we actually will post your home on Zillow as just one of those 800 sites.
7. Single property website, we create a unique site just for your home, and this becomes the landing page we use for our marketing. Instead of having buyers look at a list of homes in your area, we want them solely focused on YOUR home
8. Floor plans, buyers want to know the layout of the home before they even come look at it. We create floor plans for all of out listings, so every showing you get is a more qualified showing
9. Database marketing, our team represents over 200 buyers each year, and we have a database of over 61,000 buyers that have signed up to look at homes on our websites. We can segment our database and put your home in front of buyers for your particular area and price range.
10. Sign calls to qualified agents, our team has some of the highest producing buyer agents in the market. Your home will not only be presented directly to these agents for their pipeline of buyers, but when a buyer calls the number on the sign in your yard, top buyer agents to help the buyer in real time
11. Dynamic retargeting, have you ever gone onto Amazon, looked at an item, left the Amazon app or site, and then see those sandals everywhere you go online and in your social newsfeeds? We have that exact capability with real estate, and are the proprietary owners of this software for our area.
