The home inspection contingency is dead in our market at the moment. When there are 20 offers on a home (which is most homes right now), sellers look at all of the contingencies within the offers to decide which ones to heavily consider taking.



If 19 of those 20 offers waive the inspection contingency, then the one offer that has it simply gets pushed aside in most cases. It is not all about price to a seller, but also comes down to terms. They want a sure thing that is going to close.
